We are available at each transaction, for each BUYER or SELLER, to negotiate directly on behalf of the client. The managing broker at FCR Inc. is available to just a few fine agents, unlike other larger companies, which have one managing broker for each office (up to a hundred agents). Expertise is readily available on every transaction and therefore decisions are made directly without the interference of a middle manager or bureaucratic policy.

FCR has its own licensed office staff that caters to the needs of their clients. A small office equals better communication and teamwork, which enables all clients to be treated as if they are our only clients.

When you are a SELLER working with FCR Inc., you are working with one agent and 10 hands. If the property is shown by appointment or is tenant occupied for example, a member of our team is available to be present at showings, even last minute. In this market where properties are often sold during the first two weeks, it is imperative to have as many showings as possible. The excitement that this creates equals the highest visibility and highest price for the property. Agents in a larger firm must handle their own listings without the benefit of team support. Fewer showings equals less excitement.

There are several differences between FCR Inc., and larger companies when it comes to marketing your property. Seeking always to obtain the best offer and highest price for a client, we begin marketing right away through MLS, Print Advertising, Network Groups, the Internet and most importantly, personal networking with other top agents with whom we have worked for years.

MLS: Multiple Listing Service—The Realtor's property resource is the first place we go to list a new property for all to see. Larger firms make the agents wait for a weekly staff meeting to announce a new listing before putting it on MLS. FCR Inc. is a member of Marin MLS & access to San Francisco MLS. MLS also links to IDX, which is a full-service search engine designed for the general public; our listings are accessible from that site.

Advertising: We are well known for our detailed advertising. FCR Inc. advertises every week in: the Marin Independent Journal; San Francisco Chronicle (featured property ad), the Pacific Sun, and full pages in the Marin HOMES Magazine. The big companies have many, many properties to advertise and must choose which ones to use in their ads each week. Their agents are only allowed to put ads on a property periodically in the newspapers, not giving your property the exclusive exposure it deserves. Also, in this day and age the internet is key: We update our website (which is linked to HomesMagazine.com, RealtyTimes.com, Realtor.com, Clean Offer.com) frequently to insure we aren't missing any potential buyers in the marketplace, and we advertise on other websites as applicable.

Network Groups: Sherrie is a member of four networking groups of Top Agents in the County, which meet monthly or bimonthly to discuss new listings and market trends. She is also a member of the "Top Producers Network." This group allows only the top 100 (out of approximately 3000 agents in the County) to participate; sending instant email to the "Who's Who in Marin County Real Estate Sales". Sherrie's success with pre-emptive offers is extraordinary as a result of this particular association. Sherrie has a reputation of high integrity among other top agents in the area and is frequently asked to help price their new listings.

Statistics show that the majority of home sales in Marin County over the last several years have been represented by independent brokers, such as FCR Inc.

° 1% - Sales represented by Prudential California (down from 3.1% in 2004)
° 14.1% Sales represented by Pacific Union (up from 12.9% since 2004)

° 20% Sales represented by Frank Howard Allen (down from 23.3% in 2004)
° 51.1% Sales represented by Independent Brokers of Marin, such as First California Realty, Inc.

Dual representation is simplified with FCR Inc. In our small firm, Dual Agency must be approved in writing by both parties to the contract. By Listing with a large firm, Agency can be less well defined because any other agent in the large firm would be considered a "Dual Agent" if they present an offer on your property, even if they work in a different branch location.
